We are well-respected investment property company who work predominantly with landlords and investors all across the UK and worldwide. The focus of our business is the brokering of income producing assets such as HMOs, BTLs, Portofolios, Freehold Blocks and add-value opportunities.

At Keystep Properties we aim to be the best turn key solution for like minded people to ‘creatively invest’ in the Uk property market. Keystep Properties have been trading in the property sector since 2017 steadily growing our strategies to offer investors world wide. In 2021, despite the challenges faced due to Covid 19, we were involved with over £10 million pounds of property transactions and proudly grew our business.

Within the Keystep Properties Group we utilise Keystep Properties Developments for refurbishment, construction and project management. Many companies enable people to buy property but at Keystep Properties we source creative ways for you to maximise the return on your investment, and ultimately we become your power team, doing all the leg work for you. WHAT DO WE SELL?

Grown from many years working within the landlord and property developer circles in the UK. Key step properties is trusted to broker a wide variety of opportunities to new investors.

HMOS

We broker almost every type of HMO available, from small 4 bedroom opportunities, medium-size boutique HMOs with full en-suite facilities, to student HMOs and to HMOs upwards of 25 bedrooms. All of ours HMOs are valued with consideration to local yield expectations, condition, occupancy and tenant demographic-with a key focus on running costs and net income.

FREEHOLD BLOCKS

We regularly broker newly converted or developed blocked of self-contained studios or apartments. These can range from 4-100+ units, and we work with great client base of developers and property traders who provide us with their upcoming blocks exclusively for our investor bank.

PORTFOLIOS

Over the last 18 months, we have seen a steady increase I n the number of portfolios we are getting asked to sell. These range from 4-50+ units and can comprise of HMOs, BTLs or mixed property types.

SOCIAL HOUSING

We have built our network in the ‘social housing sector’ and this has enabled us to offer many properties to our investors that have benefitted secure long-leases, guaranteed rent, no maintenance costs, and no void periods. ADD-VALUE

As we work with developer and landlords, we are regularly asked to broker properties which have the buzzword ‘add value’. These can be commercial to residential conversions, tired rental stock, reduced priced properties or projects which haven’t got off the ground due to current owners’ circumstances.

LAND AND DEVELOPMENT

We have our own internal land sourcing and brokering team. We work with a collection of active developer and builders and provide landsite with or without planning across the country.

The Process to Buy

Our process is very simple…..

To Start

The first task will be to fill in an `Investor Welcome Fact Form’- this commences the relationship building process between us and a buyer and begins to fine-tune what type of property and budget is required.

If you are happy to fill in our AML form and provide proof of funds at this stage, it will speed things along at purchasing time.

Reservation Fee

Once we have received your AML form and proof of funds , you then transfer your reservation fee of £2,000 to our account which is deducted from the total of £5000 plus vat Brokering Fee paid via your solicitor upon completion of the property. The deal is reserved by the investor to pay their reservation fee. Should you withdraw from a deal after paying your reservation fee, the payment will be non-refundable if the deal is not sold on to another investor.

The Deals

Upon signing up, you will be placed on the deal list and we will send you our full report on suitable investment property which match your requirements. We give you notice of the deal release via text, with the full report landing in your email inbox. The deal is available for reservation from moment it is released to your phone and email.

Due Diligence

From the deal ‘heads up’, you have the opportunity to carry out your due diligence, through desk and telephone research. Do contact us to work through the figures and ask any outstanding questions you may have on the property – we love to talk property!

Legal Team

We will appoint a solicitor who will be your solicitor to conveyance the purchase. You will need to provide ID and all documents required by your solicitor to allow them to set you up as their client within 48 hours of receiving their client care pack, or if you are already registered with them, within 48 hours of reserving the deal.

Legal Work

In addition to the reservation fee, you also transfer £500 to the acting solicitor’s account to cover the cost of the searches and other disbursements, again within 48 hours of being accepted by your appointed solicitor as a client, or of reserving the deal if you are already registered with them.

Funding

Within 48 hours of reserving the deal, you need to put in place your pre-arranged funding, to ensure you are able to buy the property successfully, as this usually needs to happen within a rapid time rame. This means confirming if you are a cash buyer, or applying for a mortgage or bridging loan.

Survey

If you require a survey, particularly if you are getting formal funding (mortgage / bridging) you need to organise and pay for it within 5 days of reserving the deal.

Progression

The team at Keystep Properties Company will be in regular contact with all parties involved in the sale, with the clear aim of keeping the sale on track. This part is critical in ensuring a satisfactory outcome. For any queries you may have – please contact us directly so we can project manage effectively. You must not muddy the waters by going directly to the vendor, as we remain the clear point of contact for them throughout the process

Time Frame

A typical time frame from sale agreement to exchange is fast, varying from 4 days upwards, so speed is vitally important as Sellers use us due to our ability to complete quickly and efficiently.

Your Responsibilities

We are an investing group. We are as strong as all our links, and your commitment is vital to our success! This is why we want you to take your time to decide to work with us, to do your due diligence, as once you have committed to a deal, we need you to be fast acting and committed in delivering your responsibilities.

Your Responsibilities Are:

  • To make sure you understand and are comfortable with how we work
  • To commit to the deal – we are not a sale or return business!
  • To ensure you can fund the deal, either cash, formal funding or private investment
  • To register with your appointed solicitor within 48 hours of reserving the deal
  • To transfer your search monies to you solicitor within 48 hours of being accepted as a client by your solicitor, or within 48 hours of reserving the deal if you are already registered with your appointed solicitor
  • If you require formal bank funding, to apply for funding within 48 hours of reserving the deal, and to pay for your survey within 5 working days of the reservation date
  • If you are a cash buyer and require a survey, to appoint a survey within 5 working days of reserving the deal
  • To behave in a thoughtful and considerate manner to our team, making the experience of working together fun!
